Job Description: Inspect retail outlet and coordinate daily operational needs in order to maintain the operational appearance of the interior and exterior of the mall that are in line with the established management goals and policies. Monitor and administer the mall's service providers, evaluate their performance, and propose improvement plans.Plan, conduct and manage overall tender process of service provider whenever necessary until completion of agreement within the expectation of the mall. Enforcement of all non-compliance from tenants and contractors whenever is required to uphold mall rules and regulations. Oversee the operations of housekeeping, pest control, car park, and landscaping contractors, as well as the management of consumable items, waste collection, and the AWCS system by monitoring their daily, weekly, and monthly scheduled tasks, attendance, and services through inspections and management walkarounds. Propose necessary improvements to ensure that mall standards are followed by contractors and suppliers.Manage, give instruction and motivate dock department in their working task to ensure loading bay area in good condition, waste collected on time, AWCS system in good function and smooth traffic at loading bay. Draft and reply to all correspondence with tenants, customers, contractors, and local authorities in a timely manner to ensure good relationships among all parties. Assist superior in planning and budgeting on expenditures related to mall operating expenses and monitor profit and loss base on monthly submission invoice and credit note to ensure actual budget is correct and use effectively. Monitor, report and follow up on mall defect and tenant defect to relevant department and updates superior and tenants pertaining on issue highlighted. In running of mall operations, to ensure compliance with relevant rules & guideline of authorities & government bodies. To ensure carpark operations run smoothly (e.g., sufficient deployment of staff, functioning machinery and equipment, traffic flow, etc.), and to monitor and supervise parking services/facilities on a daily basis.To ensure carpark is cleaned by appointed contractors according to the contract specifications. To ensure traffic flow in the carpark is well-managed at all times. Job Requirements: Education Qualifications Candidates must possess at least a Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Postgraduate Diploma, or Professional Degree in Property/Real Estate Management, Engineering, or a related field.Relevant Experience At least 5 years of working experience in mall operations or similar.Good communication and writing skills in Bahasa Malaysia and English.Well versed in Microsoft Word, Excel, and Power Point.Personal Characteristics and Behaviors A team player, meticulous and customer-oriented with good management, organizational and interpersonal skills.Strong negotiation skills and experience in dealing with multiple tenant requirements.Ability to prioritize and meet deadlines.
