JOB DESCRIPTION Ensure safe and operational mechanical and electrical systems in the condominium:
Daily: Check Switchroom, Transformer Room, Genset RoomInspect Fire Alarm and Lift System control panelsMonitor security systems and address owner/resident complaintsAttend corrective maintenance as instructedWeekly: Test-run genset and check Main Switchboard and Low-voltage RoomInspect common lighting, exit lights, emergency lights, and pumpsMonthly: Conduct compliance inspections with Electrical ConsultantRecord TNB meter readings and inspect liftsAddress Electrical Consultant's commentsCheck and record sub-metersPeriodically: Coordinate CCTV, access card, and intercom servicePlan Corrective Maintenance ScheduleAnnually: Coordinate genset license renewal and Electrical Consultant contractRenew lift's JKKP license and Lift Service contractRenew fire extinguishers' Bomba license and Fire Protection Service contractConduct annual fire drill and renew "PERAKUAN BOMBA"Renew chargeman certificatesAlso, submit maintenance checklists promptly, supervise service providers, maintain stock records, and follow instructions from superiors. Additional assignments may be assigned as needed.
REQUIREMENT Degree/Diploma in Engineering (Mechanical, Electrical or Building)Minimum 5 years' experience and exposure as Maintenance Manager, preferably in property maintenance works.Possess good leadership skill and able to lead and organize a team of subordinates Specializing in Maintenance/Repair.Good self-discipline, communication skills and interpersonal skills.Adequate supervision and leadership skills.Candidate who are accepting yearly contract renewals basis.
