Revise the procedure if found necessary and get approval from the management.- To manage, supervise and monitor operation team and conduct regular discussion and briefing on operation matters/ issues with the key person. Summarize the key concern matters, solution, and status and update immediate superior.- To carry out effective supervision on the day-to-day operation and administration of the properties including the facilities within the building.- Coordinate with the team, ensure all common area rectification works are completely carried out. Ensure all common facilities are in good working conditions, conduct schedule inspection, and report the status if it is required for upgrading works, if necessary.- Prepare schedule and trackers, supervise and monitor the performance of all compliance activities such as pest control, fogging, sanitization, fire drills, and others internally or externally.- Ensure all licenses, permits and service contracts, etc are valid at all times.- Responsible for identifying contractors and suppliers. Work closely with Purchasing Executive to evaluate the external services provider. Ensure they are conducting their work done as per the requirement at all times.- Ensure compliance with customer, authority, and management requirements. All requirements shall be promptly communicated and monitored closely.- To build a good rapport with customers, vendors, authorities, and residents to ensure all communication is carried out clearly and promptly.- Optimizing the operational cost of all operating systems.- To represent the company to attend customer/vendor meetings or audits as and when required.
