The primary purpose of this position is to lead, manage and administer the operations, maintenance, and upkeep of the common property and facilities of completed commercial developments and other tasks that the Management believes are within the abilities of the holder and that fit with the Company's strategies as circumstances dictate.Key AccountabilitiesTo provide guidance, support, lead and manage Senior Building Executive (SBE), Building Executive (BE), Administration Assistant (AA), Maintenance Officer (MO), Senior Technician-Electrician (STE), Senior Technician-Plumbing (STP), Technician-Electrician (TE), Technician-Plumbing (TP), Handyman on all matters concerning to operations and maintenance of the respective development.
To prepare, monitor, and control the Operating Cost Centre and Capital Budget applicable to the respective development.
To implement ISOP for Quality Management System effectiveness and to ensure compliance with the respective development.
To lead and administer Developer / Joint Management Committee / Management Committee Meetings.
To prepare, organize and facilitate Annual General Meetings / Extraordinary General Meetings for the respective development.
To lead, prepare and propose a yearly upgrading program to the Joint Management Committee / Management Committee for consideration and approval. This shall include monitoring, site inspection, discrepancies identification, and timely completion of the upgrading works undertaken by and/or approved by the Joint Management Body / Management Corporation.
To ensure timely submission of account receivable report, issuance of billing, statement of account and collection as per ISOP procedures.
To enforce By Laws and additional By Laws for the respective development.
To conduct daily walkabouts within the assigned development and identify areas of concern to the Joint Management Body (JMB) / Management Corporation (MC).Job RequirementBachelor's Degree (Specialised in property or building-related discipline or any discipline)
Total Work Experience: 4 to 6 years
Total Relevant Experience: 4 to 6 years
Innovative, self-motivated, possess excellent managerial and organizational skills, and is able to work independently with minimum supervision.
Experience in customer service with excellent interpersonal skills.
Good oral and written communication skills in English and able to converse in Bahasa Malaysia.
Knowledge of Mandarin Chinese is an added advantage.
Knowledge of Accounting and Finance management.
Knowledge of statutory regulations and requirements.
Conversant with all provisions of the Housing Development Act, Uniform Building By Law, Strata Titles Act 1985, and Strata Management Act 2013.
Computer literate (MS Office) and other applications.
