Position Overview:
We are seeking a dedicated and proactive Building Manager to oversee the comprehensive management, operation, and maintenance of our property at Tropicana Aman 1, Shah Alam. This role is pivotal in ensuring meticulous upkeep of all facilities, implementing robust security measures, and addressing the needs of our residents with the utmost professionalism. The ideal candidate will be a proactive leader with exceptional problem-solving skills and the capacity to manage multiple responsibilities effectively.
Key Responsibilities:
Property Management: Oversee daily operations of the condominium, ensuring all facilities, common areas, and amenities are maintained to the highest standards. Coordinate with service providers to ensure efficient performance of maintenance, cleaning, and landscaping tasks.
Maintenance Supervision: Lead and manage a team of maintenance staff and external contractors to conduct regular inspections, repairs, and upgrades. Ensure all maintenance activities comply with safety regulations and industry standards.
Customer Relations: Serve as the primary point of contact for residents, addressing concerns, complaints, and requests promptly and effectively. Foster a positive relationship with the community through open communication and excellent customer service.
Security Management: Collaborate with security personnel to ensure the safety and security of residents and property. Review and enhance security protocols, including CCTV, access control, and emergency response plans.
Budgeting and Reporting: Prepare and manage the annual budget for property operations, monitor expenses, negotiate contracts, and ensure cost-effective solutions. Provide regular reports on the property's financial performance, maintenance status, and resident satisfaction.
Compliance and Risk Management: Ensure all property management activities adhere to local regulations and company policies. Identify potential risks and implement measures to mitigate them, ensuring the safety and well-being of all residents and staff.
Qualifications:
Degree/Diploma in Real Estate, Property Management, Building Services, or a related field.
Minimum of 5 years of experience in property management, with at least 3 years in a managerial role. Experience in managing residential developments, particularly high-end properties, is preferred.
