About the ClientOur client is a well-established and award-winning company, based in Malaysia. In line with their expansion, they are seeking a dynamic Executive Director for their projects in the Southern Region.
Job Responsibilities
To set up and head the property development company in the Southern Region, including Project, Sales & Marketing, Finance & Admin, and all other divisions.
Responsible for overall project planning, design management, design coordination during construction, government inspections until project completion stage.
Manage construction work tenders, monitor construction works progress, ensure works quality assurance, oversee construction cost control, and liaise with both in-house and external parties on all construction matters.
Develop structural schemes, manage projects, and oversee programs and budgets.
Supervise external consultants in the preparation of Civil/Structural works.
Actively involved in the pre-qualification and tender interview of major direct contracts of the project.
Coordinate with government officials, consultants, and contractors, and attend regular project and site meetings.
Provide input and market insight into the strategic, business, and budget planning processes.
Assess potential growth areas and earmark specific sites that are potential for property development.
Source and evaluate potential land banks for property development/investment for top management approval.
Carry out and ensure accurate and robust feasibility studies/sales assumptions on potential projects incorporating business and company risk profiles.
Pre-empt and share legal issues pertaining to land transactions.
Job Requirements
Bachelor's Degree in Civil and Structural, Architecture, Building, or related discipline with a minimum of 12 years of relevant working experience in property development.
Strong written and verbal communication skills (English is a must).
Proficient in MS Office applications.
Excellent project management skills with the ability to organize and manage multiple priorities for maximum delivery results.
Able to build effective and long-standing partnerships with relevant stakeholders.
Strong analytical skills and able to deep dive into the details while staying focused on the big picture and conceptualizing both problems and solutions.
Must be prepared to define their position on significant issues and drive change when necessary.
High standards of construction work with successful execution experience in implementing CONQUAS, QLASSIC, etc.
Remuneration
Basic Salary: RM30,000 - RM50,000
