Executive/Senior Executive, Retail LeasingFull time
The Incumbent is responsible for most or all of the following areas:
a)Leasing
To canvass and explore new potential prospects in line with the positioning of the retail and commercial.
To attend to leasing enquiries from prospective tenants and real estate agents.
To review proposals from prospective tenants to ensure that the concept is in line with the mall positioning and suitability and proceed to propose to the Management.
To conduct site viewing, negotiate commercial terms and follow up with the potential prospects/tenants. When successful, to manage from inception until finalization.
To prepare tenancy related documentation i.e Letter of Offer/License Agreement/Extension letters/Termination of tenancy/Reminder notice and others.
To prepare Commercial Proposals for new and existing tenancies and memo when required for Management Approval.
To assist in preparation of yearly income budget.
To work closely with the Legal department pertaining to Tenancy Agreement matters.
To liaise with tenants for timely tenancy renewal, other tenancy issues, company documents and relevant requirements under Letter of Offer.
To ensure the requisite documentation for fresh and renewals are in order.
Work closely with leasing administrator to assist or prepare documentation / tenancy agreement.
To update vacant units list and blast out to real estate agents.
To liaise and work closely with the real estate agents on the leasing enquiries and arrange for site viewing. For successful leases, to process the relevant commission documentation.
Establish and maintain a good rapport with existing and new tenants.
Communicate issues faced by tenants to management and plan a course of corrective action as required.
b)Reports and Presentations
To update leasing updates for weekly meeting with the team.
To prepare presentation materials when required on special projects.
c)Fit Out and Facilities
To work closely with Fit-out in design briefing and site inspection.
To work closely with Facilities Management in operational issues (where necessary).
To liaise and coordinate with tenants/prospects on the Fit-Out issues (where necessary).
To work closely with Fit-out in conducting handover, vacant possession and Pre-Opening inspection.
d)Credit Control
To assist with necessary action to recover any arrears whenever required.
To liaise with finance department for matters relating to billing, statements and reconciliation.
Work closely with credit control team to monitor rental payments to ensure timely settlement by tenants (including the instalment).
e)Others
To ensure that the lift lobby sticker signages are updated and liaison with supplier for installation work.
To assist where necessary with other departments to ensure smooth mall operations.
Represent the PI team in the highest professional and ethical manner at all times.
To carry out any other additional assignment/duties as required by the Management.
Job Requirements:
Must possess at least a Bachelor's Degree in Business Studies/Administration/Management, or equivalent.
At least 3 years of relevant working experience in Retail Mall Leasing, Shop renting, and casual leasing.
Should have experience managing Service Maintenance Agreements / Contracts.
Possess strong knowledge and understanding of Leasing and have a sound knowledge and understanding of the shopping mall industry, in particular retail performance, business opportunities and trends.
Good networking with wide retail contacts.
Good interpersonal and communication skills as well as strong negotiation and presentation skills.
Well-versed with the local laws governing landlord/tenant relationships, and must possess working knowledge of lease terms, specifications and tenancy policies to ensure compliance.
