Randstad is partnering up with one of the leading real estate developer in Malaysia. They are looking for an Head of Investment to join their expanding team.

Responsibilities
- Oversee daily property management, including rent and property charges collection, repairs, maintenance, tenant issue resolution, and stakeholder management.
- Handle preventive and reactive maintenance, repairs, refurbishments, Health & Safety inspections, and ensure compliance with statutory and regulatory requirements.
- Manage on-site service providers for maintenance, rubbish collection, cleaning, landscaping, security, insurance, and other services, including dispute resolution when necessary.
- Review monthly collections, ageing reports, and financial statements for each asset.
- Ensure timely reporting and submission to IAM Finance and address any ad-hoc queries.
- Conduct quarterly and yearly Actual vs. Budget variance analyses on property income.
- Review capital expenditures (Capex) for existing assets and analyze quarterly and yearly forecasts.
- Consolidate and prepare periodic asset performance assessments for internal and external stakeholders.
- Develop and implement standard operating procedures (SOPs) and frameworks to streamline property management processes.
- Perform due diligence for new asset acquisitions.
- Undertake other duties as required to meet company objectives.
Job Dimensions
- Support the COO in strategic planning, asset budgeting and forecasting, and asset management planning.
- Responsible for statutory reporting and compliance, health & safety, tenancy management, and tenant satisfaction.
Education/Professional Qualifications:
- Degree or professional qualifications in Property Management, Real Estate, Engineering, or related fields.
- At least 10-12 years of work experience, with a minimum of 6-8 years in a managerial role.
- Significant knowledge and experience in the real estate development or investment industry preferred.
- Advanced understanding of asset/property management planning, property statutory standards and compliance, and rental contracts.
- Highly organized with strong attention to detail, verbal and written communication, and collaboration skills.
- Strong customer service and interpersonal skills for interacting with prospective and current tenants.
- Ability to build productive working relationships at all organizational levels and with external partners.
- Strong leadership skills with the ability to influence others.
- Experience with property management software is advantageous.
