Interhill Property Development Sdn. Bhd. – Kuching, Sarawak
Responsible for the activities related to the overall planning, sourcing, research, management, execution, and close-out of all Property Development and Project matters. It includes close liaison with other departments and stakeholders such as the Board of Directors, Management Team, Real Estate Management, Sales, Marketing, Business Development, Authorities, Consultants, Contractors, suppliers and others.
DUTIES AND RESPONSIBILITIES
To oversee project development starting from conceptual stage till construction completion.
To assist the Management on project conceptualisation, feasibility study and consultant team appointment.
To lead the entire consultant team and to ensure all drawings are properly designed within the schedule.
To coordinate with sales and marketing team, in-house property management and business associates or joint-venture partners on all project requirements during the entire project development cycle.
To liaise with consultants and local authorities to ensure all statutory approvals, licenses and permits are obtained in a timely manner.
To manage and co-ordinate QS on tendering process and awards of contracts.
To lead and/or attend project meetings and handle project-related matters.
To ensure all project documentations including correspondence with authorities, consultants, contractors and other parties are well documented and properly in place.
To provide regular reports to the Management on project progress and critical issues.
To adhere to Standard Operating Procedures and achieve Quality Excellency.
To diligently monitor time, cost and quality of development, and provide catch-up plan and Value Engineering where necessary
To champion safety and quality of works during construction and after completion.
To lead and close out all defects in a timely manner during defect liability period and to lend support to property management for any technical input.
To effectively manage the project team and embark on performance evaluation and management of team members.
To prepare project-related budgets.
To supervise the preparation of the projects' final accounts and facilitate the confirmations thereof.
Other duties that may assigned from time to time by the Management.
QUALIFICATION AND EXPERIENCE GENERALLY REQUIRED
Candidate must possess at least a Bachelor's Degree in relevant field.
At least 10 years of relevant work experience with reputable property development companies.
Well-versed with Land Codes, Building By-laws, Strata Management Act or Ordinance, and/or Building Contracts.
Have a flair for current property product trends, and various products and materials in the market.
Strong leadership qualities including business acumen adaptability, high sense of confidentiality and business ethics, and efficiency.
Strong management experience, technical knowledge, and good communication and presentation skills to guide Property Development team to deliver on time, cost and quality safely for all assigned tasks and development
Must be highly organised, enthusiastic, self-motivated, multi-tasking, resourceful and ability to work under pressure, detailed and deadline-oriented professional with good people skill.
