Identify potential locations that align with the company's objectives, target market, and growth strategy. This will include analysing demographic data, market trends, competitor presence, and economic indicators. Actively seek out available properties that meet the company's requirements in size, location, accessibility, and budget. Assessing potential properties based on various factors such as suitability for the intended use, condition of the premise, infrastructure, proximity to amenities, visibility, and potential for foot traffic or customer flow. Engaging in negotiations with property owners/landlords to secure favourable lease terms and conditions for new sites and leases due for renewal. This includes rental rates, lease duration, renewal options, tenant improvements, and other lease terms to align with the company's needs and budget. Perform financial analysis to evaluate the cost-effectiveness and economic viability of leasing a particular property (assess the return on investment for the proposed lease). Oversee the preparation and execution of lease agreements, lease documentation, and other contractual arrangements for leasing new locations. Building and maintaining relationships with owners/landlords, real estate professionals, and other key stakeholders in the leasing process. Collaborating with internal stakeholders/departments such as management, operations, finance, and project to gather on leasing information, liaising with landlords on construction and maintenance regarding property when necessary. Adhoc duties/projects assigned by the management. REQUIREMENTS Degree or Diploma in Business, Real Estate or any other relevant disciplines At least 3 years relevant experience in real estate handling leasing of commercial properties/shop spaces/ tenders Experience in the F&B sector handling leasing of restaurants/café and knowledge in repair & maintenance matters an advantage Good knowledge of local real estate legislation and regulations Well-versed in market trends and practices Ability to work under pressure with a tight timeline Your application will include the following questions: Which of the following statements best describes your right to work in Singapore?
