TheMEPF Coordinatorplays a vital role in ensuring that the mechanical, electrical, plumbing, and fire systems are properly maintained.
Cricket Square is at an exciting stage of development with a new LEED Gold Certified 150,000 sq ft Commercial Office building due to be complete in Early 2025, adding to the existing properties.
With over 420,000 sq ft of office space and ongoing plans for further development, this role is critical to the success of building operations, ensuring safety, business continuity, and seeking opportunities to be more efficient and effective.
The MEPF Coordinator is responsible for overseeing the efficient operation of the MEPF service department, which includes generators, elevators, CCTV, and security systems.
This role involves managing a team of technicians and service contractors, ensuring timely and quality service delivery to clients, maintaining inventory, sourcing parts, and adhering to safety regulations.
The MEPF Coordinator will also be involved in customer relations, resolving escalating issues, and driving improved performance and efficiencies.
Key responsibilities include, but are not limited to:
Supervising and coordinating the activities of all technicians and contractors.
Providing guidance, training, and support to team members.
Fostering a positive and productive work environment.
Managing reactive and preventative MEPF maintenance services including kitchens.
Scheduling and assigning service calls to technicians and contractors efficiently.
Monitoring job progress and ensure timely completion of tasks.
Maintaining quality standards in service delivery.
Addressing customer complaints and resolving issues promptly.
Creating electronic records, administering and managing the service and record process using Maintenix software and seeking service improvements with review, recommending and implementing software to enhance service performance and efficiency.
Using and overseeing the use of Building Management Systems (BMS) and seeking improvements in its utilization and development.
Obtaining quotes, reviewing costs, and recommending efficiencies, working closely with the accounts department, Maintenance Manager, and Chief Operations Officer.
Overseeing capital improvement projects as they relate to MEPF including elevator upgrades, small fit-out projects, kitchen upgrades, and chiller replacements.
Receiving new buildings, participating in testing, commissioning, and training for new installations.
Maintaining inventory records of tools, equipment, and spare parts necessary for MEPF service and repair.
Regularly assessing tool and equipment condition and arranging for repairs or replacements as needed.
Coordinating with the procurement department to ensure timely acquisition of required tools and parts.
Developing and implementing inventory control procedures to minimize loss or theft, working with Inventory supervisors.
Conducting regular audits of inventory to reconcile discrepancies and optimize stock levels.
Enforcing safety protocols and procedures.
Investigating and reporting any accidents or safety violations.
Interacting with customers to understand their needs and concerns.
Providing assistance and guidance in choosing appropriate solutions.
Handling escalated customer inquiries or complaints professionally.
Identifying opportunities for business growth and expansion.
Recommending improvements to service offerings based on customer feedback.
Education/Experience
Minimum of 5 years of experience in MEPF maintenance services including field experience in at least one of the related MEPF disciplines.
Relevant certifications in MEPF or project management.
Proven experience in MEPF and related maintenance services for commercial offices, kitchens, and residential.
Strong leadership and team management skills.
Excellent communication and interpersonal abilities.
Proficiency in computer applications related to service management.
Knowledge of safety regulations and best practices in MEPF service.
Ability to work under pressure and handle multiple tasks simultaneously.
In-depth understanding of MEPF systems and building codes.
Strong organizational, project management, communication, and problem-solving skills.
Ability to quickly identify and resolve issues that arise on a daily basis.
Ability to plan ahead, identifying opportunities for improvement and implementation of robust scheduling for preventative maintenance.
Provide guidance and support to MEPF technicians, enabling them to develop and train, ensuring quality services.
