Core Competency Requirements: A bachelor's degree in civil and structural engineering, or an equivalent, with at least 10 years of hands-on experience in developing and managing development and construction projects.Thorough knowledge of Malaysian and local building guidelines, regulations, and bylaws.Confident and technically competent in managing technical and design professionals to achieve efficient and value-added outcomes.Experienced in site and contract management, as well as planning and coordinating site activities. Proficient in project scheduling, budgeting, delegation of responsibilities, interaction with relevant parties, plan review, and more.Excellent analytical and construction skills; self-motivated, and capable of leading a project team.Promote effective communication, feedback, and motivation among project site team members.Responsibilities: Manage and execute projects in accordance with the contract and legal requirements.Liaise with government and local authorities on pre-submission consultations and submission issues until approvals are obtained.Monitor the approval process to secure a Certificate of Completion and Compliance (CCC), anticipate potential delays, and troubleshoot as needed.Review contracts, tender documents, and drawings; assist in tender preparation.Participate in the pre-and post-tender administration for all work package tender processes.Plan, implement, and monitor construction activities to ensure on-time execution and completion.Coordinate and lead the entire project site team, including contractors, subcontractors, architects, consultants, and other authorities, to ensure high-quality products are completed within the specified timeframe.Monitor work progress, quality of works, compilance with contract specifications, costs, and the implementation of all relevant policies, activities, procedures, and instructions.Proactive in planning for site meetings and side walks.Manage the construction process by prioritising tasks, answering questions, managing deadlines, and resolving significant issues associated with assembling a bid.Stay informed on the latest construction methods, materials, technologies, and procedures.Collaborate with the marketing team in developing Sales and Purchase Agreements and marketing materials.Coordinate and review drawings and specifications to identify discrepancies and resolve technical issues.Liaise with consultants and other project stakeholders on daily project operations.Monitor supplier performance and control and verify products from suppliers and/or nominated suppliers.Identify all remedial and outstanding works that need completion.Ensure all inspection and test statuses are clearly defined.Monitor and verify contracts/subcontracts and purchase orders to define scopes and pricing, protecting the company with the necessary documentation to complete the project as bid or better.Prepare pre-development feasibility studies and recommendations to the management prior to project commencement.Be well-versed in documentation and correspondence, especially regarding project contractual matters.Preplan with the project team to facilitate stage billing, including anticipated project cash flow.Manage post-completion defects after property owners have taken possession of the property.Compile case studies and best practices for use in future projects.Prepare stage billing reports to assist the sales administration department in the interim collection from house buyers.To undertake all other ad-hoc tasks assigned by or to the Project Department and/or assigned by Management as required.
A remuneration package and position title will be offered based on the skill and experience in similar fields.
