Job Title:Property Executive
Job Type:Full time
Responsibilities:
Assist and provide feedback to the Property Manager according to statutory provisions, including the preparation of Standard Operating Procedures for assigned properties.
Ensure that all maintenance and operation manuals, including as-built drawings, are safely kept in the office and easily accessible for reference at all times.
Comply promptly with all SOPs and reasonable directions from the Company.
Implement relevant policies, procedures, and work instructions as defined in the Company's Quality Management System.
Ensure that assigned properties comply strictly with all laws of Malaysia.
Assist the Property Manager in organizing and carrying out Pre-Delivery Inspections of completed common areas and facilities prior to the issuance of the Certificate of Practical Completion, including compiling and transmitting all identified defects to the relevant parties.
Assist the Property Manager in organizing, coordinating, and managing all delivery of vacant possession initiatives on common areas.
Ensure that all defects identified during the defects liability period are rectified within the stipulated time frame, including coordination with the Project Department.
Manage all aspects of day-to-day management of assigned properties per the Management Agreement with the Building Owner, including customer service and addressing customer complaints and service requests.
Assist the Property Manager in managing security and housekeeping operations, parcel owner renovations, and property maintenance and repair.
Handle office administration for assigned properties, including maintaining office records, organizing meetings, preparing minutes, and generating reports.
Assist the Property Manager in managing the financial operations of assigned properties, including the collection of charges, rent, processing outgoing payments, budget preparation and control, procurement and maintenance of adequate insurance coverage, submission of insurance claims, and other insurance-related matters.
Perform all other responsibilities, requirements, efforts, or working conditions associated with the position in the assigned properties.
Execute any other duties as assigned by the superior/management.
Job Requirements:
Candidate must possess at least a Diploma/Degree in Administration in Real Estate Management or equivalent discipline.
At least 2 years of working experience in the related field is required.
Pleasant personality and ability to work independently.
Possess own transport.
Working hours are 9 am to 5:30 pm (Monday to Friday) and 9 am to 1 pm (Saturday).
