Summary Kunway Enterprise is seeking a Property Manager to oversee building operations across both residential and commercial properties (Local & Overseas). The ideal candidate will possess technical proficiency for managing building systems and maintenance, along with strong interpersonal skills to effectively liaise with residents, contractors, and property owners.
Job Description Manage tenant relations and ensure properties are maintained in tenantable condition.Source, setup and oversee maintenance contracts and schedules, ensuring that service contractors comply with maintenance work plans and execute tasks in a timely manner according to established standards.Manage billing for maintenance funds, avoiding late payment interest, and other expenses; accurately record daily collections.Review and renew service provider contracts, settle utility bills promptly, and conduct due diligence on building systems and services.Maintain administrative systems, respond to complaints from owners, residents, and tenants, and foster positive stakeholder relationships.Address repair, rectification, and refurbishing needs, including preparation of work specifications, evaluation of quotations/tenders, and quality control.Manage leasing administration, ensuring timely execution of documentation (LOO and Tenancy Agreements) and proper monitoring of lease expirations, renewals, and terminations.Perform additional duties as assigned by the company.Requirements Minimum degree in Building & Construction Management, Property Management, or Business Studies.At least 5 years of experience managing building facilities in a similar role.Strong time management, analytical, and problem-solving skills.Self-motivated with the ability to work independently or as part of a team; proactive and positive attitude.Electrical Chargeman (Medium Pressure) Certificate is an advantage.Must possess own transport and be willing to travel.Demonstrated leadership abilities to manage teams and projects with minimal supervision.Proficient verbal communication skills in Bahasa Malaysia, English, and Mandarin preferred.
