Job Description In your new role you will: Real Estate Operations and Project Management: Manage and optimise the company's real estate portfolio in Malaysia, ensuring optimal use of office spaces and laboratory facilities as well as other properties.
Oversee the strategic management of leased and owned properties, ensuring they align with business objectives and operational needs.
Oversee all site operations, including occupancy, space utilisation, and compliance with local regulations and corporate policies Lead real estate projects, such as site relocations, retrofits, expansions, new sites and facility improvements, ensuring they are completed on time, within budget and in line with strategic goals Data Transparency and Real Estate Reporting: Ensure full transparency of real estate data, maintaining accurate records on key real estate metrics including lease terms (lease administration), occupancy rates, space utilization, and financial performance, and facility-related expenses.
Develop and implement systems and processes to manage real estate data effectively, ensuring consistency and reliability across all sites Provide timely and actionable insights based on real estate data to support strategic decision-making, including space optimization, lease renewals and budgeting Collaborate with the APAC team to standardize data reporting, ensuring alignment with regional real estate strategies and corporate goals.
Support for Regional Real Estate Initiatives: Actively contribute to regional projects, including site relocations, expansions, lease negotiations, and facility improvements.
Conduct market reviews and provide insights on local real estate trends, opportunities, and risks to inform regional strategies.
Use market data to guide decisions on leasing, acquisitions, and space optimization, ensuring alignment with APAC objectives.
Stakeholder and Vendor Management: Manage relationships with internal stakeholders (e.g., finance, HR, operations) to ensure alignment of real estate activities with business needs.
Oversee external vendor relationships, including leasing agents, property managers, contractors, and service providers, ensuring service levels are met and costs are optimized.
Negotiate contracts, monitor vendor performance, and ensure compliance with corporate and regulatory standards.
Cost Management and Budget Oversight: Develop, manage, and track the real estate budget for Malaysia, ensuring cost control and financial transparency in real estate operations.
Identify and implement cost-saving initiatives, including optimizing space utilization, improving energy efficiency, and reducing overhead costs.
Regularly review financial data related to real estate, identifying areas for improvement or potential risks, and provide recommendations for corrective action.
Your Profile You are best equipped for this task if you have: Education: Bachelor's Degree in Real Estate, Facilities Management, Business Administration, Engineering, Architecture, or a related field.
Experience: At least 7 years of experience in corporate real estate, real estate management, or site operations, with a focus on strategic real estate planning and data management.
Experience in supporting regional real estate projects and managing areal estate portfolio Proven experience in vendor management, cost control, and lease negotiations Experience conducting market reviews and providing market insights to support strategic decision-making Skills: Strong understanding of real estate data management, lease agreements, and space optimization strategies.
Excellent project management skills, with experience leading real estate-related projects such as office relocations or facility upgrades.
Strong leadership skills, with ability to manage the various sites across the country Familiarity with corporate real estate best practices, industry trends and market analysis.
