This position is for Johor Bahru City Square Mall, a company under Allgreen Properties Ltd.
Responsibilities:
Lead and manage the leasing department and team, providing leadership and direction to achieve company objectives, goals, and KPIs.
Develop and implement leasing strategies and plans to improve profitability and achieve Leasing KPIs.
Plan, develop, and manage the leasing budget; review performance, and take remedial action to ensure budget and KPI achievement, with monthly reviews with superiors.
Manage and improve the occupancy rate of the Mall, ensuring optimal tenancy mix, trade mix, and brand mix aligned with leasing budget and strategies.
Oversee best practices in tenancy management, including tenancy renewal, expiry, and termination processes, and all associated documentation.
Assist, attend, and liaise with tenants/retailers and solicitors on tenancy agreement clauses and documentation, ensuring proper management approval for amendments.
Manage and review tenancy performance in terms of rental yield, Gross Sales Turnover (GTO), % rent, occupancy cost, and overall sales performance per square foot for Mall improvement.
Ensure all leasing reports and documentation are accurately recorded, filed, and documented according to company SOP.
Lead, guide, and train the leasing team, maintaining professionalism and high performance, providing support in tenancy negotiations.
Address tenants'/retailers' queries, requests, feedback, and complaints to rectify issues for service improvement and maintain strong relationships.
Monitor tenants' and pushcarts rental income collection, analyzing performance to ensure compliance with company policy.
Verify all tenancy information entered and updated in the MRI system for data accuracy.
Ensure all tenants' POS systems are linked to the company POS system and updated monthly; conduct monthly monitoring and take remedial action to improve tenant performance.
Liaise, monitor, and update the finance department on billing, collection, and reporting.
Compile, update, and generate periodic reports on a timely basis for management review, including remedial actions for performance improvement.
Conduct regular market studies and gather leasing information on tenants, retailers, and market competitors to enhance leasing department performance.
Plan, review, and evaluate staff KPIs periodically, providing quarterly reports on performance.
Review existing Standard Operating Policies and Procedures (SOPP), propose enhancements, and ensure full implementation and compliance.
Manage manpower development, coaching, training, and improvement actions to enhance team productivity.
Ensure good teamwork and cooperation among staff within the department and across departments for a harmonious working environment.
Maintain confidentiality of all information within the leasing department.
Perform any other duties assigned by Management or GM.
Minimum Requirements:
Bachelor's Degree in Property Management, Retail Development, Marketing, or a related field preferred.
Computer literate in Microsoft Office applications.
A team player who can work independently under minimal supervision.
10 years or more of experience in Property & Mall Leasing is an advantage.#J-18808-Ljbffr
