Your main responsibilities shall among others include the following: -
To prepare yearly budget for new outlets CAPEX and department budget.Lead the planning and development of outlet construction projects, including new builds, renovations, refurbishment and expansions.Define project scope, goals and deliverables that align with business objectives and brand standards.Develop comprehensive project plans, timelines and budgets, ensuring resources are effectively allocated.Collaborate with architects, designers, contractors, and other key stakeholders to finalize design plans, layouts and specifications.To liaise with ID designer to kick off preliminary design, in line with franchisor's design guide and submit kitchen plan with 3D drawing to principal for review and approval for all projects.Oversee the construction process, ensuring that work progresses according to schedule and within budget. Manage contractors, suppliers and third-party vendors, ensuring compliance with project specifications, safety standards and quality requirements.To liaise with government offices, landlord, mall management, local council, utilities provider (TNB, Syabas & other) and to obtain necessary approval during project implementation stage.To prepare tender document for interior & builders works, electrical works, air-conditioning & mechanical ventilation, fire protection, kitchen stainless steel equipment, signage, furniture, water filter, safe box, cold room and freezer room.Conduct regular site inspections to monitor progress, address any issues or delays, and ensure adherence to design and construction plans. Approve and manage all changes or modifications to the project scope, schedule, and costs.Identify potential risks, including design, construction, or operational challenges, government authority approval and develop mitigation strategies.Ensure all projects comply with local building codes, safety regulations and health and safety standards specific to the F&B industry.Serve as the primary point of contact for all project-related matters, communicating progress, challenges and solutions to internal and external stakeholders.Maintain clear communication with owners, operators and the management team to ensure alignment on project goals and expectations.Prepare and deliver regular status reports, including updates on timelines, budget performance and risks.Manage project budgets, controlling costs and negotiating with contractors and suppliers to ensure cost-effective delivery of the project.Ensure that all necessary resources, materials and personnel are available to meet project milestones.Oversee the final stages of construction, ensuring that the space is fully equipped and ready for opening, with all necessary fixtures, equipment, and furnishings in place.Pre-Opening Inspection (POI) coordination with operations teams to ensure a smooth handover of the facility, including final inspections, safety checks, and sign-offs. Ensure that all operational systems (kitchen, electrical, etc.) are tested and fully functional prior to opening.Lead post-project reviews to identify areas for improvement in future projects.Develop and implement best practices for managing F&B construction projects.Mentor and coach junior project managers and other team members, fostering a culture of continuous improvement and excellence.Qualifications: Bachelor's degree in Architecture, Engineering, Business or a related field.5+ years of experience in project management, particularly in construction or F&B development.Proven track record of successfully managing large-scale F&B outlet builds or renovations.Strong understanding of construction practices, F&B design standards and regulatory requirements.Experience working with architects, contractors and cross-functional teams.Excellent leadership, communication and stakeholder management skills.Ability to manage multiple projects simultaneously and meet tight deadlines.Proficiency in project management software (e.g., MS Project, AutoCAD or similar).Strong attention to detail and analytical skills.
