Responsibilities: Pre-feasibility research and study of new land for development.Developing and reviewing Joint Venture partnership with external parties on project development.Conducting market research on competitor's product and pricing.Preparation on Project Brief and Board Paper.Coordination with internal departments, Consultants, Contractors and Suppliers involved in the project to ensure timely completion of each phase of development and implementation.Developing and monitoring of project implementation program budget and cash flow.Liaison with Authorities to ensure timely approval of various stages of Authority approval process.Value engineering of design and product development of project.Provision of customer services support to other departments on technical issues, marketing and sales and handover of projects.Evaluation of consultants', contractors' and suppliers' performance.Accountable for overall four (4) pillars of the project – Time, Cost, Quality and Safety. Conducting project team meetings to instill teamwork and cooperation between departments.Preparation of regular reports on project development status.Leading the Project Team to perform to established KPI and within budget.Developing overall project management implementation programme, monitoring and reviewing to ensure timely completion of project.Providing technical advice on design, variations and build ability to meet Management's expectation on quality of product and workmanship.Provide coaching and technical guidance to peers (different departments) and subordinates as and when required by Superior. Ensuring compliance to ISO procedures of the department.Value engineering and analysis of the projects undertaken.Participation in resource planning, departmental goals & strategic planning.Assisting and Representing Project Director in project management on operational issues, in the absence of PD.Education, Experience and Skill Requirements: Minimum 10 years working experience with 5 years in managerial position, preferably with Property Developers with exposure to high-rise and mixed development.Proficient in computer skills particularly the application of project planning/management software e.g. Microsoft Project or Primavera, and Microsoft Office.Analytical and ability to process, analyze, organize data and turn into meaningful information for accurate decision making.Thorough understanding of all the financial aspects of property development and construction and ability to monitor progress against project cash flow and expenditure.Good interpersonal and communication skills with the ability to interact well with all parties concerned.
