Job Purpose
To carry out numerous jobs for the school in a variety of areas, including general maintenance, electrical, air-conditioning minor repair & chemical cleaning, plumbing, carpentry, masonry, logistics, and painting.
This is a hands-on position whose duties include assisting with repairing, maintaining, adjusting, calibrating, and installing equipment to ensure proper operations.
In addition, activities related to facility upkeep and maintaining the physical facilities in good working order.
Key Result Area/Responsibilities
Air Conditioning
? Troubleshoot and perform minor repairs of air conditioning units, including changing and reworking broken parts.
? Carry out overhauling and servicing, including chemical cleaning, to the air-con indoor and outdoor units.
? Keep track of school and boarding house air-conditioning maintenance records to facilitate annual air-conditioning replacement planning.
Facilities Maintenance
? Assist in maintenance of the School & Boarding facilities relating to M&E, air-conditioning, plumbing, painting, and other related maintenance works.
? Carry out minor repairs (MEP) mechanical, electrical, and plumbing.
? Monitor and accurately respond to facilities helpdesk requests.
? Assist in setup of events for school and boarding house.
? Provide assistance to the school during any emergency situations.
? Assist in identifying and resolving any potential health & safety hazards.
? Ensure all outdoor areas such as landscapes & fields are well maintained, and internal building painting (classrooms, office & corridors) is done.
Repair all faulty doors, cabinetry, and other furniture in the school & boarding house.
Housekeeping
? Ensure high standards of cleanliness are maintained.
Facilities Helpdesk
? Respond effectively to all queries and complaints received.
? Monitor any active tickets, work orders, and scheduled PPM and Kissflow, ensuring relevant parties are informed and status is updated accordingly.
? Raise any relevant purchase requests required for the purchase of FM related goods or services, in compliance with CPD policies and approval from management.
School Logistics
? Regularly check email tickets and Google Calendars for any events that will have logistic requirements.
? Coordinate any furniture or venue arrangements required by internal and external customers.
? Assist FM Manager & Student Services with any external venue hire requirements.
Health & Safety
? Assist Facilities Manager to manage and review the fire protection system.
? Support the Facilities Manager in the implementation of emergency evacuation procedures.
? Assist Facilities Manager in reviewing the health and safety condition of the school.
? Assist Facilities Manager in maintenance and monitoring of security systems (e.g., CCTV, intruder detector, motion detector, etc.).
? Assist Facilities Manager in monitoring traffic & parking.
? Assist Facilities Manager in identifying and resolving potential health & safety hazards.
? Assist Facilities Manager in reviewing & renewing relevant safety certificates to meet statutory requirements.
Outsourced Vendors
? Monitor and follow up on outsourced services: housekeeping, security, waste management, pest control, swimming pool maintenance, sanitary bins, fire protection – fire panel, hydrants, extinguishers, lift maintenance, chiller system, gardener, and water dispenser.
Others
? Any other tasks assigned by FM Manager or school management from time to time.
? Attend to any ad-hoc tasks required by the superior.
Job Specification
Minimum Academic/Professional Qualification
? Vocational Certificate or equivalent.
? Candidate must possess at least a Diploma or Certificate in air conditioning, electrical, mechanical, or equivalent.
? Minimum 2 years' work experience in the related field is required for this position.
? Ability to work flexible hours.
Competencies
? Knowledge of troubleshooting, repairing, and servicing air-conditioning systems.
? Basic knowledge of mechanical and electrical parts, equipment, tools, and supplies.
? Knowledge of electrical installation, firefighting equipment, and maintenance engineering (building and equipment).
? Ability to read, understand, and comply with work instructions and SOPs.
? Basic IT skills: Microsoft Office software (MS Word, MS Excel, and MS PowerPoint).
? Ability to handle multiple tasks effectively.
? Ability to work with minimal supervision.
? Ability to converse in English and Bahasa Malaysia.
? Basic knowledge of lighting, carpentry, plumbing, landscaping, painting, and mechanical tasks.
? Good team player with excellent problem-solving skills.
