Responsibilities: Job Purpose Manager – Assets acts as the overall custodian of Assets of the Owning Company in ensuring the Asset is maintained at its optimum operating condition.
Asset Management Proactively identify current and future maintenance requirements including implementing an automated maintenance system for the AssetsPlanned Preventive Maintenance Work with respective Asset Maintenance Heads to ensure adequate scope of Planned Preventive Maintenance (PPM) programs are implemented for all major installations.Provide technical guidance to the respective Asset Maintenance Heads in resolving breakdowns and facility related issues of the Asset.Develop and maintain a database of outsourced PPM contractors and ensure respective Asset Maintenance Heads perform due evaluation and renewals and/or conduct RFQ process for continuation of services.Identify and maintain a database of qualified specialist contractors for future use of the Asset maintenance teams.Energy Management Ensure all energy consumption data is captured monthly by the respective Assets and analytics are performed.Identify additional energy measurement points for future analytics and conduct feasibility studies and evaluations on energy saving practices for possible implementation.Regulatory Compliances Develop and maintain a master list of all licenses and permits for all Asset and M&E installations, ensuring they are valid and individual Asset Maintenance Heads initiate renewals prior to expiry.Liaise with Asset Maintenance and local Authorities in events that require follow up action to renewal.Asset Review Perform routine Asset reviews to ensure the property functions at optimum levels, by way of:Overall condition of Asset, comprising of M&E and building are in good condition.Safety practices are adhered to.Adequate security controls are in place.General cleanliness is maintained, including landscaping.Human Resources Periodically review Asset Maintenance headcount requirement based on business needs.Support continuing education of maintenance staff by organizing training workshops through training service providers (jointly with HR Department). Maintain professional and technical knowledge by attending technical workshops and acquiring membership in professional bodies.Any other delegated tasks as and when required by the Management.
Requirements: Degree in Electrical Engineering/ Mechanical Engineering or its equivalent.Professional Engineer (PE) qualification from Board of Engineers Malaysia (BEM) would be an added advantage.Minimum 5 years of hands-on experience in Facilities Management.Familiar with IEM Conditions of Contract.Well versed with Malaysian and local building laws, regulations and by-laws, including Fire Protection Act, Energy Act and DOSH regulations.Willing to work in Penang.
