Job Description Assist the General Manager in sourcing and identifying suitable lands via outright purchase or joint venture within Klang Valley area Conduct site analysis on new development land proposals recommended by real estate agents / introducers, aligned with company's Management vision, for their further consideration.
Act as Authority liaison to conduct due diligence for the proposed development lands such as compilation of surrounding market studies, land matters, development guidelines and authority requirements / zoning.
Prepared project financial feasibility study of the proposed development lands - liaised with Contract team and Marketing team to get most accurate figure input to run feasibility study.
The due diligence and feasibility studies conducted able to assist the General Manager to filter out the proposed lands whether to proceed or decline Prepared presentation slides and recommendation reports of the proposed lands to be presented in the Land Acquisition Committee monthly meeting, involving Property Managing Director, CEO & CFO, for approval to EXCO.
Occasionally need to present findings of the proposed lands to the Land Acquisition Committee.
Involved / interact directly with the highest management (Chairman, Managing Director, CEO & CFO) in meetings, briefings and site visits Requirements Candidate must possess at least a Professional Certificate, Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Post Graduate Diploma, Professional Degree, Business /Economics/Management, Finance, Valuation/Real Estates Management, Quantity Surveying or equivalent.
At least 3 to 5 year(s) of working experience in the related field is required for this position.
Required language(s): English, Bahasa Malaysia Required skill(s): Well versed in property investment & property valuation principles.
Ability to work independently and set priorities to achieve desired results Excellent problem solving, leadership, analysis, good interpersonal and communication skills, initiative, strong financial and business insight.
Preferably with valuation experience and ideally a good familiarity with Malaysia Land & Industrial market Superb partner relationship management, presentation, negotiation, and conflict resolution skills.
In-depth knowledge in dealing with Malaysian property development management.
Ability to build financial models for real estate development projects.
Proficiency in business written and verbal communications with excellent presentation skills in English, and Bahasa Malaysia is preferable Strong work ethic, attention to detail and confident presentation skills Possess own transport and willing to travel
