RESPONSIBILITIES: Client Meetings & Documentation: Attend meetings for client consultation, providing clarity on the conveyancing process and coordinating signing sessions for Sale & Purchase Agreements (SPAs) and Loan Agreements.Documentation Drafting & Review: Independently draft and review Sub-sale SPAs, ensuring compliance with local real estate and land laws and manage files from initial instruction to handover of Vacant Possession (VP) or Legal Possession.Liaison with Financial Institutions: Work closely with banks and financial institutions, advising them on release processes and requirements for secured facilities to ensure smooth transaction flow.Title Transfer & Stamping Process: Manage and execute title transfers, overseeing the registration process with the Land Office or relevant authorities and coordinate stamping and lodgment of documents.Property Management Liaison: Liaise with property management teams, developers and relevant authorities to address issues or clarifications during conveyancing.Client & Stakeholder Communication: Keep clients updated on file status, proactively addressing issues and liaising with developers, banks and government bodies as required.Supervision of Support Staff: Oversee and guide clerical staff on document preparation and filing requirements, ensuring high accuracy and adherence to deadlines.Compliance & Risk Management: Ensure all procedures adhere to Malaysian regulatory requirements and firm policies, identifying and mitigating potential risks.Support Senior Partners: Assist senior partners with research, document preparation and complex file management, including handling clients in their absence.Continuous Process Improvement: Identify opportunities for improving conveyancing processes to enhance client experience and efficiency.Review legal documents, prepare status report and all other works assigned by time to timePerform other tasks as directed by the Superior/ Director and Management from time to time. REQUIREMENTS: Professional Qualification: Practicing Certificate in Law with a minimum of 2 years of experience in conveyancing or at least 1 year of active practice.Technical Skills: Proficient in drafting conveyancing documents, with strong knowledge of property and real estate laws in Malaysia.High attention to detail, organized and responsible in managing deadlines and sensitive information.Excellent time management organization and focus on ability to priorities and multitask, with ability to focus on details.Ability to work independently and in a team, managing a high-volume workload effectively.Fluent in written and spoken Bahasa Malaysia & English; proficiency in additional languages is an advantage.Possess own transport (valid driving license) and be able to attend external client and bank appointments as needed.
