Industrial Project Manager

Job Purpose:
The primary purpose of this role is to contribute to the successful development and management of projects by overseeing the entire lifecycle, from master layout planning to post-construction.
The role involves collaborating with various teams and stakeholders to ensure projects align with company objectives, regulatory requirements, and market demands, ultimately driving the success of the division.
Job Accountabilities:
Master Layout Planning
Conduct thorough site analysis to understand site characteristics, constraints, and opportunities.
Evaluate zoning regulations, environmental considerations, and infrastructure requirements.
Collaborate with Development Team, town planners, architects, engineers, and other stakeholders to gather development information.
Incorporate feedback and recommendations into the master layout plan design.
Develop conceptual and detailed master layout plans that optimize land use, functionality, and modern aesthetics.
Integrate company branding/design elements such as buildings, roads, utilities, landscaping, and open spaces.
Ensure compliance with local zoning ordinances, building codes, and regulatory requirements.
Obtain necessary approvals and permits from regulatory authorities as required.
Strategic Land Value Proposition (SLVP) Planning
Conduct market research and analysis to identify trends, demand drivers, and investment opportunities in the real estate market.
Assess economic indicators, demographic data, and regulatory factors influencing land values and development prospects.
Evaluate land parcels based on factors such as location, size, zoning, accessibility, and infrastructure availability.
Conduct feasibility studies to determine development potential and highest and best use of each parcel.
Develop strategic land value propositions considering market trends, investment objectives, and risk tolerance.
Evaluate financial viability through financial modeling and analysis.
Collaborate with internal stakeholders to align land value propositions with organizational goals and priorities.
Identify and mitigate risks associated with land development projects.
Provide regular updates and progress reports to stakeholders.
Budget Planning
Coordinate the development of annual operating budgets with department heads and senior management.
Analyze historical financial data, trends, and performance indicators to identify cost optimization and revenue enhancement opportunities.
Monitor budget performance, track expenditures, revenues, and variances.
Develop long-term financial forecasts to support strategic planning.
Anticipate future financial needs and recommend proactive measures to mitigate risks.
Project Implementation (Phasing) Planning
Develop launch plans that align with organizational goals, considering factors like product positioning, pricing, and distribution.
Collaborate with cross-functional teams to ensure alignment on project activities and execution.
Monitor launch performance and adjust strategies based on key metrics.
Feasibility Study
Develop comprehensive financial models to forecast project costs, revenues, and cash flows.
Assess various scenarios and sensitivities through financial modeling.
Product Design & Development Management
Develop product strategies based on market trends and customer insights.
Lead cross-functional teams throughout the product development lifecycle.
Oversee design processes to ensure the product meets user needs, usability standards, and brand guidelines.
Coordinate go-to-market strategies and monitor post-launch product performance.
Development's Approval (RT, KM, KMB, and BP)
Stay abreast of local regulations, zoning ordinances, and building codes relevant to development projects.
Coordinate the approval process for development proposals with regulatory bodies and internal teams.
Tender Management
Develop tender strategies in line with project requirements and business objectives.
Review tender documents, drawings, and specifications to identify tender requirements.
Construction/Project Management
Develop project plans, budgets, and schedules in line with organizational objectives.
Manage contractor performance and ensure compliance with project specifications.
Implement quality assurance programs and safety protocols.
Monitor construction progress and report status regularly.
Handing Over Vacant Possession Management
Coordinate pre-handover inspections and remediation works.
Ensure all approvals (including CCC) are obtained.
Conduct final inspections to verify that the project meets contractual requirements.
Managed Industrial Park Management
Oversee the maintenance and operations of industrial park facilities.
Develop and manage the industrial park budget and monitor its financial performance.
Maintain relationships with local authorities, government agencies, and other stakeholders.
Implement risk mitigation strategies to ensure the safety and security of tenants.
Minimum Essential Qualifications & Technical Competencies:
Formal Education:
Bachelor's Degree in Civil Engineering, Architecture, Town & Regional Planning, Construction Management, Building, or an equivalent discipline.
Work Experience:
Total Work Experience: 7 to 10 years.
Relevant Work Experience: Minimum 5 years' experience with extensive exposure in project and construction management or related fields.
Skills / Knowledge / Qualifications:
Knowledgeable in contract administration and construction management.
Strong data analysis and feasibility planning skills.
Proficient in planning, supervision, and understanding detailed drawings.
Expertise in project planning and management software (e.g., Microsoft Project, Primavera) and Microsoft Office.#J-18808-Ljbffr
