Leasing Responsibilities:Source new prospective tenants in Berjaya Times Square mall.Follow up on existing tenants' tenancy matters.Perform activities related to apartment rentals, move-ins, and lease renewals, including generating and handling traffic, leasing apartments, qualifying prospects, and preparing lease documents.Sourcing potential prospects to boost the business for the shopping mall.Negotiate and provide the best offer package of the tenancy agreement terms to the prospect.Liaise and coordinate with fit-out design teams and provide advice to clients on the concept, positioning, layout, design, and specifications of the mall.Maintain good rapport with clients.Prepare quarterly marketing reports.Attend to retailers' enquiries and propose relevant retail spaces by the theme for the relevant floors.Conduct market surveys and research on general and comparative information relating to new retail concepts, rental rates surveys, and new development of shopping malls.Assist in approving tenants' renovation plans before the commencement of works.Strategise and convert available retail spaces to increase revenue.Lead the Leasing team to work cohesively and motivate teamwork.Work on joint venture projects for unique retail concepts on an ad-hoc basis.Tenancy Administration Responsibilities:Responsible for the proper maintenance of the Tenancy Agreements and the Tenants' files.Monitor that all relevant documentation for new tenancies is properly documented and compiled.Look into the welfare of the tenants and owners and their valid requests.Ensure that all tenants comply with the shopping complex rules and regulations.Regulate the tenants' request for amendments to the Tenancy Agreement.Liaise with lawyers on issues concerning non-compliance to and/or breach of the Tenancy Agreement.Assist in the approval of refund of renovation deposits and other relevant deposits.Work closely with the Advertising & Promotions team in assisting tenants to create awareness and conduct joint promotions in the mall.Ensure that all tenants comply with rental rebate conditions through constant monitoring.Ensure that all relevant notifications and circulation to tenants are timely and duly distributed.Assist the Operations & Maintenance team to ensure that public amenities such as toilets, common areas, lights, and escalators are maintained satisfactorily at all times.Liaise with Operations & Maintenance Dept and Security Dept on tenants' complaints and operation matters.Interested candidates please submit your application through Jobstore.#J-18808-Ljbffr
