The Leasing Manager will play a key role in driving the expansion of Personal Collection's branch locations in Malaysia.
This individual will be responsible for identifying and securing new locations, managing lease negotiations, and overseeing the day-to-day operations of newly established and existing branches.Branch Expansion & Leasing:
Identify, assess, and secure new branch locations for expansion in target markets.
Negotiate lease terms with property owners/brokers and/or landlords to secure favorable lease agreements and manage activities with other teams to furnish market studies, lease proposals, negotiation, approval, contract signing, payment, submission of requirements, design, branch look, approval permits.
Conduct market research and competitor analysis to determine prime locations based on customer demographics, traffic patterns, and market trends.
Collaborate with senior management to ensure alignment with the company's growth strategy.
Branch Operations Oversight:
Oversee the operational performance of existing branches, ensuring that they adhere to operational standards and are consistently meeting sales and customer service goals.
Provide support in operational processes, including staffing, inventory management, and customer service.
Coordinate with cross-functional teams to ensure smooth and efficient branch operations.
Ensure new branches are set up with the necessary equipment, inventory, and staffing before launch.
Ensure compliance with local regulations, health and safety standards, and company policies in all branch operations.
Develop and manage the branch expansion and leasing budget, ensuring cost-effective leasing strategies while maintaining financial viability.
Prepare regular reports on branch performance, leasing activity, and expansion progress for senior leadership.
Track and report on KPIs related to new branch openings, operational efficiency, sales growth, and cost management.
Maintain strong relationships with landlords, real estate brokers, and other external partners.
Negotiate with contractors and vendors for branch setup and maintenance, ensuring timely and cost-efficient delivery of services.
Coordinate with legal teams to review and finalize leasing contracts and agreements.
Qualifications:
At least 5 years relevant work experience.
Proven track record of branch expansion, including site selection, leasing negotiations, and successful branch launches.
Knowledge of local real estate markets and regional trends.
Experience with managing multi-location branches or retail operations.
Familiarity with operations management in a direct selling or retail environment.
Strong communication and negotiation skills.
