Job DescriptionKAPAS COMMUNITY MANAGER JOB SCOPE
Introduction
Kapas Heights is an exclusive 32 apartment condominium in Bangsar. Our units range from 2500 to 5000 square feet and are only available for lease. Currently, we are fully occupied. Residents like to stay with us because of our focus on the community – we are probably the only condominium in Malaysia who hosts regular gatherings and dinners for residents, and organizes activities for families and children.
An integral part of this unique experience is the role of the Community Manager.
The role of the Community Manager is to manage relationships with our tenants, to engage with them and to focus on ways to make their stay in Kapas a warm, neighbourhood driven experience. Your role will also include leasing – arranging viewings, negotiating rental rates, and organizing handovers.
You will be working closely with our management team – a building manager, maintenance manager, and technicians.
As a community manager, your responsibilities will include:
Leasing:You will arrange viewings of apartments with potential residents, give them a tour of Kapas, and explain the values and philosophy of Kapas. You will help to negotiate rental rates, and arrange apartment handovers when residents move in or out of the apartments.
Community Gatherings:You will organize gatherings for residents to get to know each other – this includes festivals, celebrations, dinners, and sometimes farewell parties if a resident is leaving Kapas.
Community Activities:You will organize activities like cooking workshops, arts and crafts and gardening workshops.
Resident Engagement:You will help to liaise with residents when there are complaints, or repairs to be made. You will help to escalate any technical or building issues with our building manager.
Common Area Management:You will work closely with our service providers like security guards and cleaners to ensure that the community areas like our meeting rooms, living room, gym, function room, and pool area are kept clean and tidy to high standards.
Facilities Management:You will help to manage bookings when residents would like to book facilities like our meeting room and function room.
Job RequirementsYou have to be a people person to enjoy this job– outgoing, curious about people, good at initiating conversation and making people feel at ease. This role is not entirely desk-bound. There will be a lot of movements and hands-on executions on a daily basis.
Your skills / experience should include:
Fluency in English is essential – you will be dealing with mostly expatriates.
Literate with all essential digital skills like Microsoft Word, Excel, Google Office Apps.
Previous experience that is welcome but not essential:
Condominium leasing
Community management – co-working spaces etc.
Experience with children in education etc.
