Senior Executive - Commercial (Business Development & Strategy - MASB/Retail)Job DescriptionPOSITION GENERAL SUMMARY
Committed to ongoing development and success, hunting out and closing deals with new customers as a priority.
Identify and source new business opportunities while effectively managing and developing existing accounts.
ESSENTIAL POSITION FUNCTIONS
Assist manager on the implementation of commercial master plan activities (RESET & Mini RESET).
Prepare the necessary approvals from various committees on business concepts - BPC, MPC, CCM, SPC, EXCO.
Assist manager on RESET & Mini Reset concept delivery in accordance with strategies comprising of:
Airport development – New airport/Redevelopment/Expansion
Financial – Budgeting / Financial Model
Benchmarking and rental model
Retail Mix composition
New outlets concept generation
Effective management of CAPEX / Investment through ROI analysis
Procurement strategy i.e. package deal, T-8 tender, Direct negotiation, and open tender.
Non-financial monitoring – Customer experience / Transition Management
Monitor implementation of commercial master plan activities (RESET & Mini RESET).
Financial performance monitoring (Variance reporting) – Tracking & Monitoring.
Perform analysis on product category/brand offering for core business that meets customer needs and expectations, enhancing customer experience through:
Space and product planning (CATEGORY MANAGEMENT)
Retail Technology Development
Brand identification & New business relationship
Assist manager to achieve optimum product categorization to yield maximum financial performance, enhance value proposition, and elevate customer experience.
Ensure maximization of space occupancy at all airports under MASB.
Establish and maintain master list data including sales performance, contract expiry, etc.
Coordinate and communicate with respective units i.e. project management, contract management, tender management, and commercial representatives at the airport on the implementation of reset including:
Tender preparation
Work progress – (Airport Development/Fit out work/CAPEX Implementation)
Contractual matters
Prepare and update sales kit for all airports under MASB.
Identify and presell commercial space to potential partners.
Bumiputera Program - Planning of usage space, determining KLIA, creating alliances via MITI, TERAJU, INSKEN.
Assist manager on contract monitoring and preparation of management papers for contract renewal/extension.
Share/transfer knowledge on Airport Commercial Model guidelines to peers and other immediate stakeholders.
Achieve high occupancy in most MASB airports.
Manage many levels of approval for award of contracts, which slows down the process as meetings are held mostly on a fixed schedule.
Change the perception of 'high rental' to attract new brands into airports.
Manage a skeletal workforce and new job functions.

Degree Certificate preferably with specialization in Business Administration / Marketing / Retail Management / Commercial Management (Master's Degree would be an added advantage)

Bachelor's Degree with 5 years working experience in a managerial role in Airport Commercial / Commercial Retail Management / Mall & Leasing Management.
