Full time
Ensure Pre-Delivery Inspections of properties are organised and carried out prior to the issuance of Certificate of Practical Completion. All defects are to be identified and compiled to relevant parties to make good.
Organise, coordinate and manage all delivery of vacant possession initiatives to purchasers.
Responsible to prepare House Rules for Purchasers and Occupants and to enforce occupancy policy and procedures accordingly.
Maintain and upkeep of building systems, investigating and resolving Purchasers defect complaints, supervising defect rectification works to complete within reasonable time.
Responsible for the collection of all relevant charges are up to date, to recover arrears, processing of all outgoing payments, preparation and control of budgets, procurement and maintenance of adequate insurance coverage and all other insurance related matters.
Assist on all related office administrative tasks and perform administrative duties entrusted to ensure daily operations are being run efficiently and effectively.
Assist superior in coordination of general Human Resources administration.
Assist superior in handling external and internal communications issues.
Responsible for monthly claim, staff attendance and leave administration, insurance, staff welfare and any related matters.
Responsible for handling company's licenses registration and renewal.
Ensure office cleanliness, facilities equipment are well functioning and maintained.
Coordinate facilities maintenance/repair of office equipment, ordering and monitoring of pantry refreshment, office stationeries, etc.
Admin coordination in handling all incoming calls and mails.
Carry out any other duties and responsibilities as assigned by the superiors from time to time.
REQUIREMENTS:
Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Business Studies/Administration/Management/Human Resources, Marketing, Engineering, Property/Building Management or equivalent.
Candidate with experience in Property/Building Management will be an added advantage.
Dynamic, energetic and a team player, able to work with cross-functional teams.
Excellent interpersonal and negotiation skills with positive work attitude, high level of integrity.
Familiar with CSS, IFCA and Microsoft Office Applications.
Fresh graduates or candidates with at least 1 year working experience are encouraged to apply.
Good communication & interpersonal skills.
Collaboration and teamwork abilities.
Must have determination to learn and work.
Able to work independently with minimum supervision while maintaining confidentiality.
Good knowledge in Property Development Acts and other relevant statutory regulations.
Proficient in written and spoken English, Bahasa Malay and Mandarin to effectively communicate with especially Mandarin-speaking clients. Ability to communicate in local dialects with all levels of stakeholders internally/externally would be an added advantage.
