1. Manage and lead the Facilities Department / Outsourced Facilities Contractor to ensure proper function of Plant equipment, building services, infrastructure, environment, aesthetic and safety condition.
2. Develop operation and maintenance management strategy to ensure zero interruption of the facilities operation and to maintain a world class building cleanliness
3. Handles the maintenance plan formulation, design, manage and advice on cost estimation based on specifications of the capital equipment. Trained, monitored and evaluated all works given to technician and follow standard service.
4. Prepare business and action plans and periodical budget or annual costing for all the facilities and preventive maintenance services.
5. Ensure proper management and vendor compliance of all M&E service contracts, including deliverables, quality and level of service. Troubleshooting and solve technical problem e.g. lift, fire fighter, travelator, escalator, AHU and HVAC.
6. Develop and implement facilities management operational procedures, SOPs and performance measures.
7. Benchmark energy consumption associated with facilities processes, identify opportunities for improvement and creates action plans for implementation.
8. Jointly responsible with the Environmental Management Representative on the plants local regulations compliance.
9. Ensure that the facility is in compliance with all DOE (Department of Environment), DOSH (Dept. of Occupational Safety & Health), Corporate EHS (Environment Health Safety) & BOMBA (Fire Services Department) requirements.
