Responsibilities: 1. Tenancy Management: Handle all aspects of new tenancy agreements, including drafting, execution, stamping, and termination.Coordinate move-ins and move-outs, ensuring a seamless transition for tenants.Address landlord inquiries, concerns, and requests promptly and professionally.2. Lease Renewals: Monitor lease / tenancy expirations and initiate renewal discussions.Evaluate market conditions and recommend appropriate rental rates for renewals.Negotiate lease terms with landlords, balancing company interest and landlord expectations Prepare renewal documentation, secure internal approval and ensure timely execution.Produce lease renewal status report and analysis3. Exit Management: Facilitate smooth exits when leases expire, or either party chooses not to renew.Coordinate exit inspections, assess any damages, and handle security deposit refunds.Organize move-outs, ensuring compliance with notice periods and procedures.Prepare necessary documentation for lease terminations.4. Landlord Relations: Act as the primary point of contact for landlords.Foster positive relationships by maintaining open communication.Address landlord concerns, property maintenance requests, and compliance matters.Collaborate with landlords to resolve any disputes or issues.5. Team Leadership: Manage and lead a team of tenancy coordinators, administrative staff, or other relevant personnel.Provide guidance, mentorship, and performance feedback to team members.Ensure efficient workflow, productivity, and adherence to company policies.6. Obligation Fulfillment: Ensure landlords fulfill their obligations as outlined in the lease agreements.Monitor property maintenance, repairs, and compliance with safety regulations.Handle rent payment, collection and financial reporting.7. Documentation and Reporting: Maintain accurate records of lease agreements, correspondence, and tenant interactions.Prepare regular reports on occupancy rates, lease expirations, and financial performance.Assist in budgeting and forecasting related to tenancy management.8. Legal Compliance: Stay informed about relevant tenancy laws, regulations, and industry best practices.Ensure compliance with state and federal requirements.Handle closures, exit and divestment processes when necessary, following legal procedures.Bachelor's degree in Business, Real Estate, or related field (preferred). Qualifications: Proven experience in property management, real estate, or a similar role.Strong negotiation, communication, and interpersonal skills.Detail-oriented with excellent organizational abilities.Familiarity with property management software and tools.Knowledge of tenancy laws and regulations.
