Job Responsibilities
Report to Project Director and Group General Manager.
This role will be responsible for handling and monitoring Pre-Contract and Post Contract for projects assigned by Superior.
Must be able to lead and carry out feasibility studies independently and competently for mixed development by providing input during project planning and design phases to ensure cost-effective and feasible projects undertaken by the company.
Cost planning and control for project estimation of costs, setting an agreed budget, and managing actual and forecast costs against that budget from pre-development till completion.
Prepare, check, and comment on the costing in the feasibility studies.
Carry out measurement and take off from drawings and prepare cost estimates.
Spearhead the whole process of tendering exercise involving vetting documentation, invitation of tenders, closing of tenders including evaluation of tenders and preparation for award.
Actively involve in the cost control of projects adopting value engineering for alternatives by liaising with relevant departments and consultants, including ensuring submission of periodic financial statements, checking of variation claims, and final accounts.
Contracts administration includes reporting on all contractual and financial matters encountered on all projects and attending Client Consultant/Project meetings when necessary.
Prepare project budgetary control.
Monitor and timely process Consultants, Sub-Contractors, and Suppliers' progress payments with accuracy.
Work closely with project team, suppliers, sub-contractors, and consultants during construction/implementation phase.
Undertake other duties and responsibilities as instructed by superior.
Job Requirements
At least a Bachelor's Degree inQuantity Surveying or equivalent.
Minimum of7 years' experience in the construction industry and property development , ideally withinvolvement in all stages of a project's lifecycle, from pre-development, tendering to handover (Completed a whole project cycle).
Ability to handle feasibility studies/reports from zero comfortably and independently withaccuracy and speed.
Proficient with numbers, i.e.,Cost planning and control and Project Financing.
Solid technical knowledge inproperty development, construction, and contract administration.
Good interpersonal, analytical, and organizational skills including the ability to work independently and results-oriented.
Skillful in critical thinking, problem-solving, and attention to detail.
Fluent inEnglish and Bahasa Malaysia(written and spoken).
Able to work under tight schedules to meet deadlines.
Ability to work independently & attention to details.
Excellent verbal and written communication & interpersonal skills.
Remuneration
RM 10,000 - RM 17,000
